It’s obvious that you have never purchased property or owned it. Pick a jurisdiction in the US (county, bureau, city, parish or what the heck else), it’s public record and that’s where they get their numbers from. Where did your source get their numbers from??? It's a fox in the henhouse situation, building new homes and saying there's a shortage directly benefits them. If they released their full numbers and methodology that would be one thing, but we're just getting a "take my word for it" from those that stand to profit most? The information culled from these 2 sources are the basis of almost every long term construction planning...whether commercial or residential housing of all types, or municipality needs-schools/public services etc., industrial, or factory, or federal projects....has been the data used in support of every War Room discussion I have ever been involved in ever. The inside story that was shared with me, was that the Amazon Contractor backed out of the construction proposal because AOC insisted that every apartment and house in the Bronx receive a free installed Garbage Disposal and a 3 hour tutorial in how to use it, before the contractor could start construction. Getting beyond the "basic economics" into slightly more advanced topics, do you think artificial scarcity is a good thing? I generally agree, I was convinced of that to a degree earlier in this thread. Now I'm more supportive of Harris' plan to address the housing shortage than when I first entered this thread and declared a housing surplus. Looks like we might be more on the same page now than we realized.
It’s not artificial scarcity, it’s inflation caused by this administration and real housing deficits. Quit making excuses. The more housing available, the less the cost. Again, basic economics. No it’s not real Econ 101, just disguised as so. Artificial scarcity is a term “ that we use” to….demonize businesses. Let me ask you a question, if you could build and sell a home for $175 per sq ft 4 years ago when the interest rate was less than 4% and.. the market time was around 45 days, would you be building the same house today at $240 per sq ft with the current interest rate and expect to sell it? I don’t know about you, I’m not building that home. Giving 25000 dollar breaks to first time buyers is doing the exact same type of thing Frank Dodd did. The true definition of stupid.
(Assuming the desired target actually exists) there in no such thing as scarcity. There is only the juxtaposition of your $supply and the cost in a venn diagram. The wealth disparity is the culprit what needs fixin.
If there's truly a shortage of houses, yes. Doesn't supply and demand dictate the prices then? If you had 5 houses and 4 people needing them, it stands to reason that supply is greater than demand, so prices should be low. However, couldn't you make more money per house by taking 2 houses off the market until the first 3 sold? How so? Genuinely, if you can point me in the direction of some reading for this topic I'm interested.
